Notch 8 serves as a cornerstone for The Exchange at Potomac Yard, a vibrant mixed-use, transit-oriented neighborhood in Alexandria, Virginia. Spanning a 1.9-acre site, Notch 8 seamlessly integrates residential and retail spaces, fostering a dynamic and inclusive community environment.

Led by Brian O’Looney as Principal-in-charge during his tenure at Torti Gallas, Notch 8 exemplifies thoughtful urban design. In response to zoning requirements and contextual considerations, the project is authentically broken down into multiple building identities to harmonize with its lower-scaled neighboring structures. This architectural approach ensures a cohesive yet distinctive presence within the community.

Key Features:

  • Residential & Retail Integration: A thoughtfully designed blend of living and commercial spaces to create a vibrant streetscape.

  • Transit-Oriented Development: Direct integration with an on-site Bus Rapid Transit (BRT) station and close proximity to the recently opened Potomac Yard Metro station, providing access to the Yellow and Blue Line services.

  • Sustainability Commitment: LEED-certified design that prioritizes environmental stewardship and urban accessibility.

  • Urban Connectivity: A walkable and accessible environment that enhances mobility and livability within the growing Potomac Yard town center.

As one of the largest buildings in Potomac Yard, Notch 8 establishes a benchmark for future projects in the area. Through its innovative design, community-focused amenities, and sustainable principles, it contributes significantly to the evolution of this emerging urban hub.

As Principal-in-charge, Brian developed and refined the project design and guided the entitlement through community meetings and public approvals.  He managed all facets of the architectural process, acting as the key point of contact between the design team, jurisdiction, client, and construction partners. In addition to traditional project management responsibilities, he prioritized aligning design choices with the client’s pro forma, ensuring the project maintained both architectural integrity and financial feasibility at every stage of development.
