Located in the vibrant Dallas suburb of Rowlett, Merritt Park Urban Neighborhood District is a thoughtfully crafted residential community within a 44-acre master plan. Featuring seven residential buildings and two central amenity buildings, the district seamlessly integrates with the surrounding single-family homes in the masterplan, fostering a dynamic, interconnected neighborhood.

Drawing inspiration from Rowlett’s railway heritage, the architecture along Merritt Boulevard articulates classic warehouse and depot architecture, creating a timeless yet contemporary streetscape. As the neighborhood transitions inward, local vernacular influences shape warm and inviting residential spaces, complementing the adjacent single-family character. At its core, the central park, flanked by two mission-style amenity buildings, serves as a vibrant central hub, enhancing community connection and convenience.

Key Design Elements:

  • Distinct Architectural Identities: Four vernacular styles create 12 unique façade designs across nine buildings, promote desirability with variety and visual interest.

  • Community-Centered Design: Thoughtfully positioned amenities and a pedestrian-friendly layout enhance walkability and sense of place.

  • Welcoming Entrance: Convertible flex-space units at the site entrance activate the streetscape with the potential for mixed-uses, bringing versatility and liveliness to the community.
