Herndon Square Senior is the first phase of a vibrant new rental community in Atlanta, GA, designed and masterplanned by a team co-led by Brian O’Looney at Torti Gallas. This thoughtfully planned building offers 97 apartment homes, designed exclusively for seniors aged 62 and older. Developed in partnership with Atlanta Housing, Herndon Square Senior is part of a visionary redevelopment of the historic Herndon Homes site.

Spanning over 12 acres along Northside Drive, just a mile north of Mercedes-Benz Stadium, this mixed-use, mixed-income community is expected to play a pivotal role in the creation of an “Innovation District”, a pedestrian-oriented community that integrates seamlessly with neighboring areas such as Georgia Tech’s Technology Enterprise Park, the Northyards District, and the English Avenue Neighborhood. This district is designed to foster collaboration, inclusivity, and connectivity among diverse communities, including residents, businesses, and institutions such as Coca-Cola, Antioch Baptist Church, and the Atlanta University Center.

The central feature of the development is Herndon Green, a shared public space envisioned to bring people together in a welcoming atmosphere, offering opportunities for living, working, shopping, learning, and creating.

Upon completion, the overall masterplan for Herndon Square will include 700 residential units, with 105 fully affordable units for seniors and approximately 40% of the remaining 595 units designated as affordable housing. Herndon Square Senior exemplifies a commitment to sustainable urban renewal, affordability, and vibrant community living.

As Principal-in-charge, Brian developed and refined the project design, and managed all facets of the architectural process, acting as the key point of contact between the design team, client, and construction partners. In addition to traditional project management responsibilities, he prioritized aligning design choices, including numerous substitution requests during the pandemic, with the client’s pro forma, ensuring the project maintained both architectural integrity and financial feasibility at every stage of development.
